Frameless Standoff Glass on a Newport Beach Waterfront Stair
About This Project
A frameless standoff system is the most transparent guard you can build, and it is also the least forgiving. There is no top rail to hide alignment, no posts to absorb a fabrication tolerance — every panel edge is visible from both sides, so the glass has to be right the first time.
On this Newport Beach waterfront home we laser-surveyed the stringer and landing edge before ordering, because tempered glass cannot be trimmed after fabrication. Each panel is 1/2" tempered, point-fixed on brushed stainless standoffs into the stringer. The landing run continues the same detail so the eye reads one uninterrupted glass line from the entry through to the water.
What the Homeowner Needed
The most transparent possible guard from the entry through to the harbour-facing landing, with no top rail.
Challenges on Site
Waterfront homes in this part of Newport sit on slightly flexible pile foundations, so the stair had a measurable amount of movement between survey and install. We specified oversized standoff bushings to absorb differential movement without transferring stress into the glass — glass fails at point loads, not spans.
How We Solved It
Laser-surveyed point-fixed frameless glass with movement-tolerant standoff bushings, carried continuously across stair and landing.
Project Highlights
- ✓ No top rail anywhere in the run
- ✓ Laser-surveyed before fabrication
- ✓ Movement-tolerant fixings
Common Questions
Can frameless glass railings be adjusted on site?
No. Tempered glass cannot be cut, drilled, or ground after tempering — any modification shatters the panel. This is why frameless systems require a precise survey before fabrication, and why they cost more than post-and-panel systems that tolerate site adjustment.
Is frameless glass safe without a top rail?
Yes, when engineered for it. The glass itself becomes the structural guard, so panel thickness and fixing spacing are calculated for the guard load. A top rail is a design choice in most residential applications, not a safety requirement.
Project Overview
Point-fixed tempered glass with no top rail, so nothing crosses the harbour view from the stair or the landing.
