Project Overview & Background
Cable railing in a commercial setting is a different specification, and it is a common and expensive mistake to assume otherwise. Commercial guards are taller than residential, the design loads are higher, and in an office occupancy the infill has to resist a concentrated load a residential guard never sees.
This Irvine office mezzanine was designed to the commercial requirement from the outset: taller posts, closer bay spacing, heavier cable, and stamped calculations submitted with the permit. It costs more than the residential equivalent, but retrofitting a residential-spec guard after a commercial inspection means replacing it entirely.
Structural Challenge:
Tenant improvement work in an occupied building with a fixed weekend installation window. All fabrication was completed and dry-fitted off site so the on-site work was assembly only.
Engineered Solution:
Full commercial specification with stamped calculations, pre-fabricated and dry-fitted off site for weekend assembly.
We had already been caught out once by a residential-spec railing in a commercial space. No surprises this time.
