Getting a Modern Rod Railing Through an HOA in Seal Beach
About This Project
This Seal Beach community has architectural guidelines written in the 1980s that assume every guard will be painted wood. The homeowners wanted stainless rod. Rather than fight the guidelines, we worked inside them.
The approved compromise pairs stainless rod infill with a white oak cap rail and oak-clad posts, so from the street the guard reads as a wood railing — which is what the guidelines actually protect — while the infill is modern. We prepared the submission package ourselves: elevation drawings, a material sample board, and a written explanation of how the design meets each guideline clause. It passed on first review, which for this HOA is unusual.
What the Homeowner Needed
A contemporary railing that would pass an HOA architectural review written around painted wood guards.
Challenges on Site
The guidelines did not prohibit stainless — they simply never contemplated it, so the reviewing committee had no precedent. The submission had to make approval easy by showing the guard's visual weight and colour matched neighbouring properties.
How We Solved It
Oak cap and oak-clad posts preserve the traditional street-facing profile; stainless rod infill delivers the modern interior look. Full submission package prepared in-house.
